What to know before you build

The answers do not have to be final. A realistic starting point helps us turn your ideas into a plan.

01 · LAND

Do you own a lot?

If you already have land, bring the address and anything you know about utilities, access, restrictions, and site conditions. If you are still looking, the right lot is part of the planning conversation. A site can affect the home’s layout and total cost, so evaluate it before committing to a design.

02 · BUDGET

What feels comfortable to invest?

Start with a range you are comfortable discussing. Think about the entire project: land, site preparation, the home, plans, permits, and the features most important to you. We do not use a blanket minimum budget. We work to match your expectations and priorities to what your budget can realistically support.

03 · FINANCING

How will you fund the build?

If you plan to use a construction loan, speak with a lender early about your financing range and what cash may be needed. If you will pay another way, knowing the funds available serves the same purpose. That gives the design and scope a useful starting point.

04 · TIMING

When would you like to begin?

Land selection, design, pricing, financing, approvals, and construction each take time. Your schedule will depend on the property and the choices you make. Tell us whether you are exploring, planning to start soon, or working toward a particular move-in date.

  • Your land address, or the areas where you want to build
  • An approximate total budget or comfortable range
  • Three to five features you care about most
  • Your ideal start date and any important deadline
  • Whether you have spoken with a construction lender

You can start where you are.

Do I need to own land before I call?

No. Some clients come to us with a lot; others are still looking. Knowing where you hope to build helps us discuss the right next step.

Do I need architectural plans first?

No. Bring ideas, inspiration photos, and your priorities. The design should develop alongside a realistic budget and an understanding of the property.

Can I ask about cost without a finished plan?

Yes. We can talk through the choices that drive cost, though a reliable project price needs a defined scope and site information. A transparent early conversation can help you decide what to pursue.
