Questions to ask before you build

A custom home starts with decisions about land, design, investment and timing. Here are straightforward answers to the questions we hear most often. Your property and plans will determine the specifics.

Do I need to own land before contacting Macaw?

No. You can reach out while you are searching. We can discuss your preferred area, home goals and budget before you commit to a lot. If you already own land, bring its address and any survey or deed restrictions you have. Learn more on our Build on Your Lot page.

Do I need finished architectural plans?

No. A list of must-haves, inspiration photos or even a rough sketch is enough for an initial conversation. The design can develop after we understand the lot, priorities and investment range.

Does Macaw have a minimum build budget?

We do not use a blanket minimum. We ask what you are comfortable investing and discuss how the size, layout, site work and finishes affect what that budget can support. A useful starting range helps us give honest guidance; it is not a commitment.

Can you tell me what my home will cost right away?

We can discuss the factors that drive cost early, but a reliable project price needs more detail about the property, design, scope, site requirements and selections. We would rather explain what is known and what still needs investigation than offer a number that cannot yet account for your specific build.

Can you help if I am still looking for a lot?

Yes. Our sales team includes licensed realtors who can help with the search. It is also useful to involve the building team early to ask about access, utilities, restrictions, drainage and other site considerations before a purchase. Property due diligence and any needed studies remain part of evaluating a particular lot.

What should I know about financing?

If you plan to finance the project, talk with a construction lender early about your borrowing range, land equity, down payment and cash needs. Those details help set a practical direction for design and land choices. We can discuss the building side of your plan and coordinate around financing milestones; loan terms and approval come from your lender.

How long does a custom home take?

The schedule depends on land, design decisions, engineering, permits, financing and the scope of construction. We will talk through those stages for your project once we know more. If you have a target move-in date, tell us early so we can plan with it in mind.

What happens in the first conversation?

We start with where you want to build, whether you own land, how you want the home to work for you, your comfortable investment range and your timing. You do not need all the answers.
