What goes into a custom home budget?
The right starting point is the total you are comfortable investing, the home you want and the property where it will sit. We can help you understand how those pieces fit together before you commit to a design that does not match your plans.
Think about the complete project
Land
Purchase price or existing land loan, closing costs and any carrying costs while you plan the build.
Site development
Access and driveway, clearing, grading, drainage, utility connections and wastewater. A sloped, rocky or remote site can change this portion substantially.
Design and approvals
Architecture, engineering, surveys, soils work, permits and applicable review or approval fees. The exact work depends on the lot and jurisdiction.
The home itself
Size, layout, structure, exterior materials, mechanical systems and interior finishes. Choices such as a casita, pool or extensive outdoor living should be part of the initial conversation.
Financing and timing
Construction loan terms, interest, closing costs and cash requirements vary by lender. Ask a lender to explain the loan structure that fits your situation.
Room for decisions
Allow for selections and potential changes as the project develops. We can discuss priorities so the plan leaves room for what matters most to you.

Bring a comfortable total investment range and tell us what it needs to include. We start with your must-haves, your preferred location and whether you own land. From there we can discuss what is realistic, what requires a site review and which design decisions have the greatest effect on cost. Macaw does not set a blanket minimum budget; expectations and scope still need to match the investment.

How to compare builder proposals
A lower number can reflect a different scope. When you review any proposal, compare the written details behind the price and ask what still needs to be determined.
Site assumptions
Does the price account for the specific lot, driveway, utilities, grading, drainage and wastewater? Which items depend on further study?
Plans and allowances
Which plans and specifications define the home? Where are allowances used, and what happens if your selections exceed them?
Outside the price
Check land, financing, permit fees, landscaping, pool and other owner costs. Ask who is responsible for each item.
Changes and timing
Understand how scope changes are priced and approved, what decisions are due early, and what could affect the schedule.

Before our first conversation
