From first conversation to move-in
Every custom home begins with different land, goals and decisions. This guide shows the usual sequence and what we work through together. We set the actual schedule and responsibilities for your project as its scope takes shape.
01 · Discover
Tell us where you want to build, how you live, your must-have spaces, timing and comfortable total investment. We discuss whether your goals, property and budget are aligned.
02 · Understand the lot
We review available property information and identify the site questions that need answers. Surveys, restrictions, utilities, drainage, soils and access can all affect the plan. Some properties need additional studies or approvals.
03 · Shape the design
We work through layout, priorities, architectural direction and the home’s relationship to the lot. Your decisions about size, finishes and features inform the scope and price.
04 · Define scope and financing
Plans, specifications, allowances, site assumptions and the construction agreement establish what is included. If you are financing the build, your lender explains its appraisal, closing and draw requirements.
05 · Build and communicate
Construction moves through site preparation, foundation, framing, systems, insulation, finishes and final work. Inspections and trade schedules affect the sequence. Buildertrend gives clients a place to follow project information and communicate with the team.
06 · Walk through and move in
As the home nears completion, we review remaining items, closing steps and handover information with you. Your agreement and warranty documents explain the applicable coverage and service process after move-in. Visit Homeowner Resources for project access and support guidance.

Before design
Land or target area, household needs, priorities, total investment range and preferred timing.
During design
Layout, exterior character, room sizes, outdoor living, major systems and the features you care about most.
Before and during construction
Finish selections and any proposed changes. We document scope and price changes under the construction agreement before they become part of the project.
Before move-in
Final walkthrough, operating information, lender and closing requirements, and how to request warranty service.
Construction checkpoints
These are useful moments to review progress and upcoming decisions. The order and timing depend on the home, permits, inspections and trade schedule; your team will set the actual communication plan for your project.
Site work and foundation
Review the home’s placement, access, utility plans and the foundation approach developed from the site information and engineering.
Framing and rough systems
As the rooms take shape, review the plans and discuss any questions about locations for windows, electrical, plumbing and mechanical systems before finishes cover them.
Drywall and finishes
Track the approved selections, materials and remaining decisions as interior surfaces, cabinets, flooring and fixtures come together.
Final work and walkthrough
Review remaining items, operating information, lender or closing steps and the handover and warranty documents that apply to your home.
