If you own land

Bring the address, survey or plat if you have one, and any deed restrictions or HOA information. We can discuss the home you have in mind and the site questions that need answers before design and pricing become reliable.

Fit and restrictions

Property lines, setbacks, easements, access and neighborhood rules can affect where a home can sit and what can be built.

Utilities and site work

Water, power, wastewater, drainage, grade and trees can change both the plan and the cost. Requirements vary from lot to lot.

It helps to talk with a builder before buying land. A beautiful lot can carry costs or restrictions that are easy to miss during a showing. Tell us where you want to live and what you hope to build; we can identify the questions to take into your land search. Our sales team includes licensed realtors who can help with that search.

Before committing to a property, check the survey, access, deed restrictions and utility availability, and allow time for the appropriate site and financing review. A conversation is a starting point, not a substitute for the surveys, studies and approvals a specific lot may need.

What goes into the total investment?

The house is only one part of a build-on-your-lot budget. Land purchase or payoff, site preparation, utilities, driveway, design, engineering, permits, finishes and financing can all affect the total. We start with the range you are comfortable investing and explain how your priorities and property shape what is realistic. Macaw does not use a blanket minimum budget.
