A custom home comes together through a series of decisions, from the way rooms connect to the finishes you touch every day. We help you sort your priorities early, then document the choices that define the plans, specifications and budget.

Start with how you live

Decisions in a useful order

01 · Layout and site

We consider home placement, orientation, room relationships, garage access and outdoor living. The lot, survey, restrictions and engineering may shape what is possible.

02 · Exterior and major systems

Architecture, windows, doors, roof, exterior materials, HVAC and other systems affect both appearance and the construction scope. Resolve the big choices before refining the details.

03 · Kitchens, baths and storage

Cabinet layouts, appliances, plumbing fixtures, lighting locations and storage needs work best when considered together with the plans.

04 · Finishes and details

Flooring, tile, countertops, paint, hardware and lighting give the home its finished character. We organize selections against the approved specifications and applicable allowances.

Keep selections tied to your budget

Choose what matters most, then weigh alternatives against the full project investment. Some decisions change material costs; others affect labor, engineering or lead times. We review proposed scope and pricing changes under the construction agreement before they become part of the project.

Timing varies by project. Your actual selection schedule depends on the design, construction sequence and availability of products. We will identify decisions that need to be made early so they do not hold up later work.

  • Must-have rooms, storage needs and outdoor priorities
  • Any lot information or preferred area
  • A comfortable total investment range, including what that range must cover
