Before you buy land for a custom home

Found a lot you like? Use this checklist to find out what you need to know before buying it. The answers can affect where your home sits, what it costs to build and how long the project takes.

Start with the home and the full budget

Tell us the approximate size, spaces and features you want, where you hope to live and what you are comfortable investing in the entire project. Land price is only one part of that number. Eight questions to ask about a lot

01 · Can the home fit?

Request a current survey or plat. Look at property lines, setbacks, easements, building envelope and room for a driveway, garage, outdoor living and any future structures.

02 · What rules apply?

Ask for deed restrictions, HOA or architectural guidelines and any local requirements. Confirm use, design, height, materials and approval steps with the parties that govern the property.

03 · How do you reach it?

Check legal and physical access, road conditions, slope, driveway length and where construction vehicles could enter. A distant or difficult approach can affect cost.

04 · Where do water and wastewater come from?

Confirm whether public water and sewer are available. If a well or septic system may be needed, ask what studies, permits, space and costs should be considered.

05 · What about power and communications?

Ask utility providers about service availability and the distance from existing lines. Confirm any extension, transformer or connection requirements before relying on an estimate.

06 · What will the ground require?

Slope, rock, drainage, flood considerations and soil conditions can influence site work and foundation design. A site visit is useful; surveys and engineering answer the technical questions.

07 · What should be preserved?

Consider trees, views, solar orientation and privacy early. They shape home placement, outdoor spaces and possible clearing or protection requirements.

08 · What is the timing?

Ask about title, lender requirements, due diligence, design approvals and utilities. Leave enough time to get answers before the land contract deadlines.

What to bring to a lot conversation

  • A listing link or address and the asking price
  • Survey or plat, if available
  • Deed restrictions or HOA documents
  • Your ideas for the home and must-have spaces
  • Your approximate total project budget and desired timing
